Q: Can I reach you after hours?
A: Yes. Owners will always have the team’s contact information. Tenant calls are answered by a person, be they our answering service or a member of the team.

Q: Can you put the money directly into my account?
A: All net rents are deposited directly into our owners’ account via wire transfer typically by the 10th of the month or sooner.

Q: Do I get to see the lease or sign it?
A: All leases managed by Reedy Creek are signed by the owner of the property via electronic signature. Upon completion, the owner receives a signed copy as to the tenants and the management company. In addition, a copy of the lease is posted in AppFolio and can be viewed at any time by the owner.

Q: Do you sell real estate too?
A: Yes.

Q: How and when do I get my checks?
A: Typically net rent checks are deposited via wire transfer on or before the 10th of the month.

Q: How is rent collection handled?
A: Tenant rents are paid on or before the 1st of the month, via ACH, direct deposit, by check or online on our webportal.

Q: How long of a lease do you sign?
A: Typically our leases are for a period of one year. Some of our owners will sign longer or shorter leases but that is at their direction. Call us on any specific property.

Q: How much security deposit do you charge the tenant?
A: The amount of the security deposit is contingent on several factors, including a tenant’s credit and/or the size, breed and number of pets. In no case will the security deposit equal the rent amount.

Q: How soon can you start managing my property?
A: Reedy Creek can begin managing your property(ies) within 3 days of receiving all necessary executed documents and property/banking information.

Q: What type of properties do you manage?
A: Reedy Creek primarily manages single family homes, duplexes and fourplexes. We are specialists in these properties and are not commercial property managers.

Q: What type of reports do I get and how often?
A: Reporting is done on a monthly, quarterly and annual basis. Monthly reports include an income & expense report, profit and loss, balance sheet, rent roll and activity narrative. Quarterly reports include all of the above plus a market review for rents and values. Annual reports include all the above plus a hold/sell analysis and a year in review narrative.

Q: Who holds the tenant security deposit?
A: Reedy Creek Realty will hold security deposits in a separate trust account as required by the Texas Real Estate Commission (TREC).
