Q: Can you hold a place before I apply?
A: We are a fair housing management company. Available properties are considered leased only when a qualified applicant signs a lease. We have had applicants sign a lease using only our pictures and prior to walking through the property, in which case we cancel all scheduled showings.

Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: Our policy requires that, prior to handing over the keys and occupying the property, a leasee must show evidence of utilities in their name, and pay their security deposit and first month’s rent.

Q: How old do you have to be to apply?
A: Typically an applicant must be of age to legally sign contracts - which, in Texas, is 18 years old.

Q: Is the deposit refundable?
A: A tenant’s security deposit may be refunded within 30 after fulfilling their obligations under the lease, subject to the condition of the property upon vacating.

Q: Who needs a cosigner?
A: In cases where an applicant does not meet an owner’s credit requirements, a co-signer may be required to qualify for occupancy. In such a case, the co-signer must be a signatory on the lease.

Q: You have a property I want to rent. How do I apply?
A: Emerald Creek Management Services provides a web portal for ease of applying for our available properties. Typically an applicant will be advised as to their qualifying within 48 hours of applying.

Q: How do I pay rent?
A: Reedy Creek provides a number of ways for a tenant to pay their rent. Rent can be paid several ways; ACH (preferred), Direct Deposit, on our Online portal, by check or by credit card.

Q: I want to get a pet. What do I do?
A: Our properties are clear as to which ones (most) allow pets. Typically we will allow two pets and on rare occasions, three pets. An applicant (or tenant, if after signing a lease), will be required to complete a pet screening application. If the pet is approved, an additional security deposit will be required prior to the pet entering the property.

Q: I want to move out, but my roommate wants to stay. What do I do?
A: Should one tenant wish to move out, the remaining tenant can either qualify individually or admit a new tenant, subject to application approval. Only after the remaining tenant qualifies individually or a new tenant is approved, will the vacating tenant be released from his/her obligation under the initial lease.

Q: My lease expiration is coming and I want to move out. What do I do?
A: Our lease requires that a tenant provide 60 days notice of their intent to vacate. Thereafter, a tenant will be asked to complete a move out checklist and leave the property in the condition they moved in, with the exception of normal wear and tear. A move out inspection will be conducted by a third party inspection service and we are required to return the applicable portion of a tenant’s security deposit within 30 days of vacating the property.

Q: Who is responsible for paying for repairs & maintenance requests?
A: Under the Emerald Creek Management Services lease, a tenant’s obligations are clearly defined in the lease. Expenses that are the tenant’s obligation, or repairs that are required because of tenant’s actions are the responsibility of the tenant. Such repairs can be done by the tenant or by the landlord at tenant’s expense. Similarly, Landlord obligations are paid by the landlord and will be conducted in a timely and professional manner.
