  • Supply rental applications and all other documents necessary to meet Texas Property Code.

  • Obtain bids and notify our owners prior to any excessive expenses (outside our agreed upon parameters) regarding their property.
  • Ensure all required maintenance is done in a timely [economical, efficient, effective, correct, professional] manner.
  • Provide 24-hour emergency service.
  • Provide fully computerized and detailed monthly statements accounting for all income and disbursements.
  • Disburse all tenant deposit refunds and supply required documentation to owner and tenant.
  • Maintain all collected rent and deposits in a client’s trust account, subject to periodic auditing per Texas Property Code requirement.
  • Thoroughly screen all prospective tenants by using owner’s pre-determined application criteria, to the extent Texas Property Code and Fair Housing Laws allow.
  • Provide web access of 24-hour marketing of our available property advertised on over 100 sites.
  • Conduct an interior survey of the property every six months with a report to the owner (owner’s discretion).

  We can assist you in the purchase and sale of property. Tenant Screening

We conduct extensive screening on all tenants and handle everything from moving your qualified tenant into their new home, to rent collection and the timely and economical resolution of maintenance issues.

Pet Screening

We conduct extensive screening on all pets where the tenants can create profiles, claiming assistance animal status if applicable and providing all applicable information - training, behavioral and vaccinations.

Rent Collection

We make sure you get paid on time. You no longer have to worry about when rent shows up in your bank account because we take care of everything. And if the rent is late for any reason, YOU get the late fee, not the management company!

Maintenance

We conduct extensive inspections upon move-in and move-out that include documentation of the property’s condition and ensure all maintenance issues are addressed in a timely manner. We also offer semi annual inspections to insure the tenant(s) is fulfilling their responsibilities under the lease.

Eviction Protection
